Honestly, the building itself doesn’t scream “fancy hotel” from the outside; it’s more like one of those modern apartment towers that popped up during Melbourne’s boom years, with a sleek lobby that feels a bit anonymous at first. But once I buzzed in and took the elevator up to unit 35D, it all clicked – this place is basically a tricked-out two-bedroom apartment styled like a high-end Airbnb, complete with free parking in the basement (a godsend in this part of town, where spots vanish faster than tickets to the Australian Open). I mean, if you’re driving in from the airport, you’ll appreciate not circling for ages; just slot into the secure spot and forget about it.

What really sold me was the view – oh man, those floor-to-ceiling windows overlooking the Yarra and the city skyline, especially at dusk when the lights start twinkling and you can hear the faint hum of boats chugging along below. It’s a four-star setup with an 8.4 rating that feels earned; the living area is spacious enough for a family or a couple of friends, with a comfy sectional sofa that begs for Netflix binges (there’s fast Wi-Fi, by the way) and a kitchen that’s actually stocked – think proper cookware, not those flimsy hotel pans. I whipped up brekkie one morning using eggs from the Woolies down on Spencer Street, just a five-minute walk away. Sure, it’s not without its quirks; the place can pick up some street noise from Flinders during peak hours, like when the after-work crowd floods out of the CBD – well, earplugs helped, or you could just crank the AC and drown it out. But the bedrooms are surprisingly quiet at night, with blackout curtains that make mornings lazy. And let’s not forget the balcony – tiny but perfect for sipping a flat white while watching joggers along the river path, or spotting the occasional seal in the water if you’re lucky (yeah, they show up in Docklands sometimes).

Look, if you’re heading to Melbourne for the vibes – maybe catching a show at the Arts Centre across the bridge or wandering Southbank’s eateries – this spot’s a smart pick without breaking the bank. It’s got that lived-in charm that hotels often lack, like textured throw blankets that feel soft against your skin after a day exploring Federation Square (only a 10-minute stroll east). I’d say it’s ideal for longer stays, say a week in spring when the weather’s mild and the laneways are buzzing, but pack light because the closets aren’t huge. Overall, it’s the kind of place that makes you feel like a local, not just a tourist – and with that free parking and those views, you’ll probably extend your trip just to soak it in a bit more.

    The apartment was spacious, warm and comfortable. Easy access and excellent location. Very clean with lots of spare linen and all the extras you need (hair dryer, iron, washer/dryer). They also had tea, coffee and milk in the fridge. The trains are close but it was not noisy at all. The pool and gym are excellent.

    What could be improved: The sofa was not very comfortable and very low to the ground. Bedside tables on both sides of the bed would be better too.

    Clean & tidy. Had everything we needed. Very comfortable for our family group of 4. The building being fully equipped with gym, pool, gardens was great. But we didn’t get to enjoy personally as our trip was a short stay only. We did look around though

    Great location, tram stop right out front of building. Fantastic having a free car parking space, most other accommodation in the area you have to pay additional per night. Size of the apartment was great for four people. The building’s amenities (pool, spa, sauna, steam room etc) were all great.

    What could be improved: Bed was a little hard for us, but I guess that is a personal taste. Our apartment was on the third floor, so hear the trains on the train line a bit, wasn’t really an issue for us, might be if you are a light sleeper.
