The living area opens up to floor-to-ceiling windows overlooking the Yarra River – I mean, you can spot the twinkling lights of the Crown Casino from the balcony at night, which is pretty magical after a long day.

What really sold me on it, though, was how it feels like a home base in the heart of Southbank. The two bedrooms are comfy, with those plush queen beds that actually let you sleep through the faint hum of the city below – well, mostly; there’s a bit of street noise from Clarendon Street if you’re a light sleeper, especially on weekends when the bars along the promenade get lively. But hey, earplugs sorted that out for me. The kitchen’s fully kitted out – stainless steel appliances, a Nespresso machine that brews a mean flat white (grab some pods from the Coles on City Road, just a five-minute walk away) – and I whipped up brekkie a couple of mornings instead of shelling out for overpriced cafes. It’s sort of tucked away from the tourist throng, yet you’re steps from gems like the Southbank Theatre or that riverside path where locals jog at dawn. In summer, it gets busy with festivals spilling over from Federation Square, but come winter, it’s quieter, and the building’s heated pool on the lower levels is a nice retreat from the chill. All in all, if you’re traveling with a small group or family and want that balance of city buzz without feeling trapped in it, this spot’s a winner. It’s not perfect – the Wi-Fi can lag during peak hours, and elevators get crowded around check-out time – but at an 8.5 rating, it delivers on value for a 4-star setup. I’d go back in a heartbeat, especially for those sunset views over the river; they make you forget the minor gripes.
