I remember pulling up to Boutique Stays – Zinc Views 501 in Port Melbourne – you know, that spot on Rouse Street, just a stone’s throw from Bay Street where all the cafes buzz in the mornings. It’s in postcode 3207, right near the water, and honestly, after navigating Melbourne’s traffic (which can be a nightmare if you’re coming from the airport during peak hour), finding parking wasn’t as bad as I expected – there’s street spots nearby, but get there early if it’s a weekend, or you’ll be circling like everyone else. The building itself has this sleek, modern vibe, sort of industrial chic with those zinc accents that catch the light off Port Phillip Bay. Check-in was a breeze; it’s one of those self-service deals with a code, which is great if you’re arriving late – no fussing with a front desk at midnight. Walking in, the place smelled faintly of fresh linen and eucalyptus, like they’d just aired it out, and the views? Oh man, from the balcony on the fifth floor (hence the 501), you get this sweeping panorama of the bay and the city skyline – especially magical at dusk when the lights start twinkling. I mean, it’s not the Ritz, but for a 4-star boutique setup with an 8.4 rating, it punches above its weight.
What really sold me was how lived-in it felt, you know? The apartment – because it’s more like a stylish flat than a sterile hotel room – has this open-plan layout with a full kitchen stocked with basics (decent coffee pods, even some local teas), and the bed was ridiculously comfy, all crisp white sheets and pillows that actually support your neck instead of flattening out by morning. I spent an afternoon just lounging on the couch, listening to the distant hum of ferries coming into the port – it’s quiet up there, but you do get a bit of that salty sea breeze wafting in, which is refreshing after a day wandering the South Melbourne Market (just a quick 10-minute walk away, by the way, and their dim sims are legendary if you’re into that). There’s a small gym downstairs, nothing fancy, but functional for a quick workout, and the Wi-Fi held up strong even when I was streaming shows – no buffering issues, which is a godsend for remote workers like me. That said, the bathroom’s on the compact side; the shower’s powerful, but if you’re tall, watch your head on that low-hanging light fixture – I nearly bonked mine a couple times. And during summer, when the beach crowds hit, the area gets lively, so light sleepers might hear some chatter from below until around 10 PM.
All in all, if you’re after a spot that feels like a local’s pad rather than a cookie-cutter hotel, Zinc Views 501 is a solid pick. It’s perfect for couples or small families wanting to base themselves near the action without being right in the CBD chaos – hop on the 109 tram from Bay Street and you’re in the city center in 15 minutes, or stroll to the beach for a sunset walk. I’ve stayed in fancier places, but this one left me with that warm, “I’d come back” feeling, especially at the price point. Just pack earplugs if you’re sensitive to urban hum, and maybe hit up that nearby bakery on Graham Street for breakfast – their sourdough is killer. Worth it for the views alone, I reckon.

The property allowed dogs which was great. Easy walking to the dog beach. The unit is in a great location close to shops, foreshore, beaches. The unit had most things you need for a holiday stay. Close to Melbourne City which we used Uber to get us around rather than worry about parking our car.
What could be improved: The dining chairs were uncomfortable and one was broken. There was no vacuum cleaner in the unit despite an email requesting that the unit be vacuumed as our dog was with us. We did buy a cheap stick vacuum from Big W to uphold the request. There were a couple of electrical points that needed attention by an electrician. We did email the host about our concerns just prior to our departure however we had not received a reply which was very disappointing as the booking process and contact prior to arrival was great.mExceptional!! – Natalie from Australia – 17 March 2023 (10/10)
Everything about this property was exceptional. Starting with the communication from the hosts with clear and easy check in/check out details, collection of the keys, allocated parking, and absolutely stunning views which allowed us to watch the Moomba fireworks every night from the balcony or living room. Quick walk to the supermarket and beach, and 10 minute walk to the tram stop. Well equipped kitchen and comfortable beds topped off this perfect accommodation.
