It’s one of those spots in Melbourne that’s got that perfect mix of city buzz without feeling too chaotic, especially if you’re coming from the airport via the Tullamarine Freeway. Honestly, my first thought when I checked in was how unpretentious the place felt for a 4-star setup – no over-the-top lobby with chandeliers or anything, just a clean, modern reception with a friendly staffer who handed over the keys and chatted about the best nearby coffee spots (pro tip: head to the little cafe on Kavanagh Street for a flat white that beats anything in the CBD). The building itself is sleek, all glass and steel, and my room – well, apartment really, since these are more like deluxe serviced pads – had this massive balcony overlooking the river. I mean, waking up to the sound of trams rumbling by in the distance and that fresh, slightly salty breeze off the water? It’s the kind of thing that makes you linger over breakfast instead of rushing out.
What really sets this place apart, though, is how it nails the practical stuff without skimping on comfort. Parking’s a big deal here – they mention it right in the name with those T&Cs, and yeah, it’s available onsite, but book it ahead because spots fill up fast, especially during events at the MCG or when the Australian Open’s on (Southbank gets packed then, fair warning). My unit was spotless, with a full kitchen that actually had decent cookware – none of that flimsy stuff you find in budget spots – and the bed was one of those plush kings where you sink in and forget about jet lag. I appreciated the little touches, like the complimentary Wi-Fi that didn’t lag during my late-night Zoom calls, and the gym downstairs that’s surprisingly well-equipped for a quick workout (though it can get a bit crowded around 7am when locals pop in before work). Noise-wise, it’s mostly quiet at night – you might hear some faint traffic from St Kilda Road if your window’s open, but nothing that earplugs couldn’t handle. Oh, and if you’re into exploring, it’s a short stroll to the Crown Casino or the arts centre on St Kilda Road; I wandered over to the NGV one afternoon and it was maybe a 10-minute walk, dodging the occasional cyclist on the promenade. Sort of wish the pool was bigger – it’s more of a lap thing than a lounging spot – but hey, for the price, it’s hard to complain.
All in all, if you’re eyeing a stay in Melbourne and want something that feels like a home base rather than just a crash pad, Deluxe Living is a solid pick. That 9.2 rating isn’t hype; it’s earned from folks like me who value the location for easy access to the city loop trams or a quick Uber to Federation Square. Families would love the space – my mate brought his kids last time and they had room to spread out – and business travelers get that efficient vibe without the sterile hotel feel. Just time it right; avoid peak summer if you hate crowds, but spring’s ideal for those quieter evenings on the balcony watching the city lights flicker on. You know what? I’d book it again in a heartbeat – it’s that rare find where deluxe actually means comfortable, not flashy.

The apartment was spacious and comfortable, rooms were big enough for two people, very clean! Awesome location in the middle of the city walkable distance from groceries stores and food spots. Had a great time, you could easily access the pool and gym and good views from the balcony.

We loved the location of the apartment, we regularly visited MCEC during our stay which was a short walk. The view is great and we enjoyed watching the sunset each night. The clear instructions to get the key were appreciated. The apartment was very clean and spacious. We found open air parking in Moray street, a short walk down the road.
What could be improved: The traffic noise was distracting at times, as it's very close to the freeway.
The one split system air conditioner in the main living area stopped working during our stay, it was very hot and there were no fans in the bedrooms.
We didn't have access to the lounge areas which are seen in the accommodation photos.
We only had 1 key given to us, which made travelling with two families difficult.

Easy to collect keys. Easy access to public transport and a whole range of cafes and restaurants. Apartment was clean, tidy and well presented.
What could be improved: The keys do not open the communal lounge or kitchen on level 12 and so unfortunately we were unable to use that over the 4 days.
