It’s not your typical hotel setup; this place is more like a proper apartment, all sleek and modern with that exposed-brick vibe and high ceilings that make you feel like you can actually breathe in a city that’s always buzzing. I mean, arriving after a long flight, the self check-in was a breeze – just a code on the door, no fussing with a front desk at odd hours – but fair warning, if you’re driving, parking around here is a nightmare. Collins Street’s got that constant hum of trams clanging by and office workers rushing past, especially during rush hour, so I ditched the car at a nearby multi-story on Little Collins and walked the block. The building itself is one of those tall, glassy numbers that blend right into the skyline, and the elevator ride up to the 37th floor (yeah, it’s way up there) gives you these teaser glimpses of the Yarra River snaking through the city. Inside, the space is massive for a 3-bedroom – we’re talking king beds that don’t feel crammed, a kitchen with actual decent appliances (I whipped up brekkie with fresh stuff from the Queen Vic Market, just a 10-minute stroll north on Elizabeth Street), and a living area that screams “Netflix binge after a day out.” Oh, and the bathrooms? Spotless, with those rain showers that make you linger – though the hot water takes a second to kick in, nothing major.

What really sold me, though, was how it nails that balance between city energy and a cozy escape. You wake up to the faint scent of coffee drifting up from the cafes below – places like Hardware Lane, a quick jaunt down the laneway, where you can grab a flat white that rivals anything in NYC. The decor’s all minimalist chic, with plush rugs underfoot that muffle the outside noise (and trust me, Collins can get rowdy with after-work crowds heading to bars on Flinders Lane), but the double-glazed windows do a solid job keeping the tram dings at bay, especially at night when things quiet down around 10 PM. It’s rated a 9.2 for good reason – four stars feel spot-on for the value, though if you’re a light sleeper, pack earplugs for those early morning deliveries to the shops downstairs. I spent a week here last spring, right before the footy finals hype hits in September, and it was perfect for my group; we spread out, cooked family-style dinners with goodies from South Melbourne Market (a short tram ride away on the 96 line), and used it as a base to hit Federation Square or catch a show at the Regent Theatre without ever needing a cab. Honestly, it’s spacious enough that you don’t feel like you’re on top of each other, even with mates crashing – sort of like having your own slice of Manhattan in Melbourne’s heart.

Look, if you’re traveling with family or a crew and want to skip the sterile hotel vibe, this spot’s a gem. It’s not flawless – the Wi-Fi can lag during peak evening hours when everyone’s streaming – but for the price and that unbeatable location, steps from Southern Cross Station for airport links or day trips to the Dandenongs, you’d be hard-pressed to find better. I left feeling like I’d actually lived a bit of Melbourne life, not just visited, and that’s saying something in a city that moves as fast as this one does.

    Convenient location to all places of interest as well as a stone's throw to the tram station. Swanky & lovely modern NYC concept that made the stay exceptional.

    What could be improved: Washer, dryer was dirty with lots of dust. Below one of the beds in the common room, there were still used tissues not cleared nor dust cleared. We wanted to use the vacuum cleaner but there was so much dust in the vacuum bag that had been accumulated for probably some time. There was only 1 set of keys given to us & insufficient toilet rolls but Stanley was a super obliging obliging host who popped by to make sure these were looked into

    Fabulous location – close to a tram stop and plenty of places to eat and buy groceries. Great having 2 bathrooms with lots of space for storage!

    What could be improved: The sofa bed which is the only seating in the lounge is not very comfy for sitting TV watching or reading! With 3 bedrooms – do you need a sofa bed?? Suggest replacing it!

    The apartment was in a good location, the rooms were spacious. The views of the city were a highlight.

    What could be improved: When the property informed us that the building did not have underground parking, it was not easy to find overnight parking places. Even when we did we would have to walk 10mins away from apartment block. The Receptionist on the day we arrived wasn’t very helpful, and when we would ask questions she seemed clueless.

    Loved the building and the generous size of the apartment. It is really well fitted out and a lovely relaxed space to wind down after busy days.

    What could be improved: There was only one key which required a bit of juggling.
    The bathroom drainage was terrible. Even a short shower meant standing in a few centimetres of water and flooding the bathrooms. The first day we used up all our towels to clean up thinking we and then discovered the washer/dryer didn’t work. Thankfully the host promptly arranged for extra towels.
