You know, when I first pulled up to the Exquisite 2B2B on Balston Street in Southbank, I was honestly a bit skeptical – it’s tucked right in that bustling pocket of Melbourne where the Yarra River curves around, and with all the construction popping up nearby, I figured it’d be noisy as hell. But nope, it surprised me. I mean, arriving after a long drive from the airport, the free parking spot was a godsend – no circling blocks like you do in the CBD, and it’s secure, underground, which is clutch during those rainy Melbourne afternoons. The building itself has that modern apartment vibe, not some sterile hotel tower; it’s more like crashing at a mate’s fancy pad. Check-in was a breeze – self-service with a code they text you, no waiting in line, though I did fumble with the app for a sec because, well, jet lag. Stepping inside, the place smells fresh, like clean linen with a hint of eucalyptus from the nearby botanic gardens air drifting in – or maybe that’s just my imagination after wandering the river paths.
What really hooked me was how it feels like a proper home base for exploring. The two bedrooms are spacious, with those big windows overlooking the Southbank promenade – you can spot the Eureka Tower glowing at night, and honestly, it’s magic sipping coffee on the balcony as the trams rumble faintly below on St Kilda Road. The kitchens are kitted out well, full stove and all, so I whipped up brekkie with stuff from the Queen Vic Market (just a quick 15-minute walk across the bridge, by the way – pro tip: go early to beat the crowds). Bathrooms are spotless, with decent water pressure that doesn’t sputter out like in some older spots around here. It’s not perfect, though – the Wi-Fi can lag a bit during peak hours when everyone’s streaming, and if you’re light-sensitive, those sheer curtains let in the morning sun off the river, which is gorgeous but, you know, pack an eye mask. Still, for a 4-star setup with an 8.4 rating, it punches above its weight, especially in summer when Southbank’s alive with festivals at the Arts Centre or outdoor gigs – quiet enough at night to actually sleep, unlike the rowdier spots near Crown Casino, which is only a stone’s throw down Clarendon Street.
All in all, if you’re hitting Melbourne for a mix of city buzz and chill vibes – maybe with a family or a couple of friends – this place is a smart pick. It’s close enough to Flinders Street Station for easy day trips to the laneways or even the beach at St Kilda, but far enough from the tourist traps that you feel like a local. I left thinking, yeah, I’d book it again in a heartbeat – saves you a fortune on parking alone, and that homey feel makes the trip memorable, not just another hotel blur. Just watch out for those peak season rates around the Australian Open; they spike, but snag it off-peak and it’s a steal.

The apartment needs a good clean and some maintenance. Couldn’t use the frypan as there was so much grease on it. Blinds were broken. Door stop off and laying on the floor. No plug in ensuite. The back of one of the dining chairs is ready to break. Only one set of keys for two couples and the air conditioner was hit and miss.
